I will be starting a new weekly segment on my blog called the Brampton Real Estate Recap, where I will be summarizing some of the most common questions I received from my buyers, sellers, or readers from this blog.  Most of these questions are quite relevant to how the Brampton real estate market is doing and the common issues that clients are facing when buying or selling.

And now, without further delay, here are my top real estate questions of the week:

What does “sold conditionally” mean?  Can I still see the house?

When an offer is accepted between a buyer and a seller, the offer is considered only sold conditional.  Typically, in the sale of a home, the buyers will have 5 business days to arrange financing with their bank and have a home inspector visit the home to ensure that there are no major defects with the house.  If the sale involves a condo apartment or townhouse, the buyers will have 5 business days to arrange financing with their bank and typically 2 business days to have their lawyers review the status certificate from the condo corporation.  Whether it’s a house or a condo, if both of these conditions are fulfilled, the deal is then able to go firm.

During the conditional period, sellers have the option of continuing to allow prospective buyers to view the property or suspending showings altogether.

What is a status certificate?

I’ve written a previous article about this here, but in summary, a status certificate is a report that is ordered by the seller upon acceptance of an offer and provided to the buyer for review.  This report outlines important information, such as the condo corporation by-laws, how much money is in the reserve fund, the current budget, how much maintenance fees are and whether they are predicted to increase or remain the same, potential claims against the corporation, and other financial information.  The buyer’s lawyer will review this status certificate and determine whether or not the condo corporation is healthy or not, and if it is, the buyer will be advised to proceed with the purchase.

What should I expect if I’m a buyer in this market?

Despite the fact that Brampton is one of the busiest real estate areas in the GTA, inventory of good homes are still low.  This has created a hot sellers market, and buyers who eventually find a suitable home find themselves competing in a multiple offer scenario with other buyers.  Many homes are selling close to listing price, and a handful are selling above listing price.  If you are in the market of buying a home, be prepared to submit an offer on the same day you find the right home, provided the sellers are accepting offers.  If you wait even a day or two, it may be too late.

I heard I’ll need a 10% down payment after April.  Is this true?

If you’re purchasing a resale home to live in, you will still be able to purchase with just 5% down.  The only change in mortgage rules is for buyers who will be purchasing rental income properties that they won’t be occupying, and if that is the case, they’ll be required to put 20% down.

Will I have to pay HST on the purchase of my home?

If you’re buying a new home, read my article here.  If you’re buying a resale home, all taxes are already included in the purchase price!  You will, however, be paying HST on such services as your legal fees, home inspection, and other real estate related services.

December 2009

December sales across the GTA showed a 17% increase over the same month of 2008.  Overall in 2009, home prices increased by 4%.

The average time it took to sell a home continued to stay brisk at an average of 27 days, contributing the trend of low inventory of homes in Brampton.

As the holiday season is now upon us, despite the fact that we’ve still yet to see snow, you might be dreading all the cash you’ll soon be dropping on gifts for your friends and family. So maybe you’re thinking of selling your home soon, but your friends are telling you to wait until the spring time to take advantage of the spring market. After all, wouldn’t it be better to sell in a busy market rather than through the quieter winter months?

Not necessarily.

Here are some great reasons why you should be selling your house now instead of waiting for the spring.

1. People buy and sell homes all throughout the year.  Not listing your house now means you’re losing out on potential buyers who are looking to buy a home right away.
2. Due to the colder weather and occasional snow storms, you’ll get a lot less casual buyers wasting your time.  Buyers who are braving bad weather are much more serious.

• Make sure your windows are clean – Windows tend to get dusty and covered with snow.  Cleaning your windows and pulling back the curtains lets in sunlight to brighten up your rooms.
• Make ample use of warm lighting and lamps – Cheer your home buyers up with warm, inviting lighting in every room.  Winter days tend to be darker, so make sure every room is well lit.  Get extra table lamps if you need to add a dash of lighting in any corner.  Why not turn on the fireplace as well?
• Clear snow and ice away from the sidewalk and driveway – Show your buyers that your home is well maintained and that you’re expecting them.
• Add a little holiday spirit with some outside staging - Adding wreaths or tasteful holiday decorations always brings festive spirits.

Hi everyone.

July 2009

July 2009 continued to post record sales, carrying on the surge of transactions from June.  Compared to the same time last year, July 2009 reported 9,967 sales, up 28%.  The average price per transaction went up 6% from July of last year.  It’s official – last month was the busiest July on record!

The average time it took to sell a home also dropped by 3-4 days in Brampton.  Homes are selling faster!

In July of 2009, Brampton had 1,530 active listings on the market, 1,184 of which were new listings. There were 898 recorded sales in this month. Here is the break down according to areas in Brampton.

June 2009

June of 2009 was a great indication of just how strong the real estate market has bounced back from the lows of a few months ago.  June proved to be the BEST JUNE ON RECORD, showing increased sales by 27% over June of 2008.  The average price for homes in the Greater Toronto Area increased by 2% over the same time last year.  Sales are increasing, and inventory is declining.

May 2009

May proved to be an extremely busy month, with sales up almost two percent compared to May of 2008.  The average price for May transacations was down less than one percent compared to the same month last year.  With recent low mortgage rates, buyers are flocking to listings.  Inventory has begun to decline with so many recent transactions, causing prices to move up.

The average time it takes to sell a home in Brampton has also dropped between 1-4 days, depending on the district.

In May of 2009, Brampton had 1,891 active listings on the market, 1,178 of which were new listings. There were 790 recorded sales in this month. Here is the break down according to areas in Brampton.

April 2009

The real estate market in the Greater Toronto Area has continued to show positive gains in the month of April.  Sales remain only 7% down from April of last year when the market was still strong; however, the seasonally adjusted rate indicates an increase of 26% from the month of March.

The average price for April transactions was down only 3% from last year.  More houses are selling as inventory begins to decline!

In W23 (any area in Brampton west of Highway 410), the average days it took to sell a home dropped from 38 days to 34 days.  In contrast, homes in W24 actually saw an increase in days on the market from 37 to 39 days.

In April of 2009, Brampton had 2,108 active listings on the market, 1,252 of which were new listings. There were 714 recorded sales (up from 539 from March) in this month. Here is the break down according to areas in Brampton.

The real estate market showed very positive results for the month of March.  In comparison to March of last year, sales were only down 7% which represents the smallest year-to-year decline since the economy showed signs of trouble in the fall.  In fact, the average sale price in the GTA last month compared to March of 2008 was down less than only 5%.  The real estate market is showing strong signs of activity and is doing quite well in light of the economic downturn.

The real estate market in Brampton saw a noticeable increase in activity last month.  What’s interesting is that average sale prices for homes in the W23 district (west of Highway 410) went up and the time it took to sell a home dropped from 49 days to 40.  In contrast, W24 (east of Highway 410) saw little change from the previous month.

I‘ve always placed a lot of importance on taking great photos of every listing I get.  With the advent of the internet and the popularity of MLS.ca, it’s crucial to have professional, wide angle pictures of your home to clearly illustrate the depth and features of each room.  And as MLS.ca currently only allows a maximum of 9 photos per listing, it’s critical to make a good first impression to get homebuyers interested in seeing your home in person.

If you’re hiring a realtor, make sure to insist on having them hire a professional photographer to have wide angle photos of your house taken.  Here is a great video I found on YouTube that shows you the striking difference between a regular point-and-shoot camera and a professional camera.

I just wanted to update you on a new listing I have in Lakelands Village, Brampton.
